| Outline of The Rosen Group Process: Initial Consultation
We are happy to meet with you at your house, site, or place of business to discuss your project. We will discuss the goals of the project, initial design ideas, zoning restrictions, and a preliminary project budget. There is no charge for the Initial Consultation. A written proposal for architectural services will follow the meeting.
Documentation of Existing Conditions Phase
We measure and photograph the existing conditions of the house or building. Once we have this information, we can determine the precise zoning restrictions and begin the design work. Base CAD drawings are created in this Phase.
Schematic Design Phase
During this Phase, we prepare preliminary design concepts including floor plans and elevations. We meet with you to present our initial ideas, and continue to refine the design. The initial project budget is updated. A code review is also prepared if necessary. Often we seek preliminary cost estimates from two or three general contractors.
Once the design and the budget have been established, we proceed with the next Phases of architectural work.
If any Variances or special Approvals are required, we can assist you with an Application to the local Zoning or Planning Board.
Design Development Phase
We refine various aspects of the design including: window and door selections, finish materials, trim and tile details, cabinetry, fireplaces, mechanical systems, etc.
Construction Documents Phase
We complete the production of the detailed construction drawings and specifications. These include: foundation plan, floor plans, exterior and interior elevations, building sections, schedules, structural analysis, trim details, electrical plans, etc.
We coordinate with other design professionals and consultants including: structural and civil engineers, mechanical and electrical experts, landscape architects, kitchen designers, etc. We meet with you during this Phase to review the progress.
Bidding Phase
We assist you in the selection of a general contractor. We solicit Bids and help you to evaluate them after they are submitted. We work with approximately 30 general contractors.
Construction Administration Phase
Construction can begin once a Building Permit is issued. We visit the job site periodically to observe the progress of construction. We assist the general contractor in the execution of the project by answering questions and resolving site issues. We meet with you and other design professionals to insure the successful completion of the project.
Interior Design Services
We are also available to provide interior design services including: the selection of furniture and furnishings, detailed material and finish selections, lighting and plumbing fixtures selections, tile, cabinetry, etc. We can also purchase these items for you if you desire.
